Deed Restriction Enforcement
The Valley Ranch Master Association began enforcement of deed restrictions in The Collections HOA (currently doing business as the Ranch Oaks HOA). Please report ALL deed restriction issues to the Master Association. If your complaint is about a backyard, please contact the Master and the City of Irving. ALL outside HOME IMPROVEMENT applications (paint, fences, landscape, spas, additional lighting, arbors etc.) must be approved by the Ranch Oaks HOA Board before going on to the Master Association for their approval. Mailboxes & Utility Boxes
The mailboxes are the property and responsibility of the US Postal Service. They do not belong to the HOA or the VR Master Association. Please contact the Irving Post Office if you have any questions or concerns about these boxes. If you have an issue with a Utility and/or Cable Box please contact the appropriate company responsible for the box.

Parking
These are private cul-de-sacs and streets and our responsibility to repair. No parking on pavestones (specifically overnight) would be preferred. Residents’ vehicles should be housed in their garage or their driveway, or if additional parking is still needed, parking is allowed on the neck of the cul-de-sac or the street (not in the fire lanes). Guests should be asked to park accordingly. The neck of the cul-de-sac is normal pavement and long term parking (specifically overnight) should only involve one side, never both. On Stoneledge there are 3 areas designated for additional parking. Please remember to be a courteous driver, watch your speed, and be careful not to block your neighbors drive. If you share a driveway, please always leave enough room for both homes to have access.

These are private streets and the cost to put in street lights is our responsibility. In the past, we have investigated several options, all of which were cost prohibitive. The most immediate action that each homeowner can take is to leave their porch light on and/or install additional outdoor lighting. Please choose attractive fixtures, position lights so they do not shine in your neighbor's windows, use the minimum amount of light necessary to illuminate the area, and use timers or motion sensors. Attractive alternatives are low voltage landscape lighting or tree spotlights. Lighting changes require ARC approval.

The following items can be recycled curbside in BLUE bags: aluminum and steel food cans; plastic food containers #1-#7 (excluding #6); aerosol cans; glass bottles & jars; magazines & catalogs; junk mail; brown paper bags; newspaper; mixed office paper and paperboard boxes.
Please set recycle bags about 3 feet away from the normal garbage site on that day so they do not get buried or skipped since different trucks pick up each separately.

Placement
- Only place all trash, recyclables, brush, and bulky items on Monday evening after 6:00 pm for Tuesday morning pickup.
- Place items on the curb, NOT on someone's yard.
- All trash waste must be placed in trash bags that are tied closed.
- Individual bags cannot weigh more than 50 pounds.
- All recycling must be placed in blue bags that are tied closed.
- Boxes should be flattened and placed next to or under blue recycling bags.
- When scheduling landscaping services, if the provider will place trimmings at the curb, you must schedule the service provider to do work on Mondays so that trimmings will be picked up the next day.
- Tree and shrub trimmings must be cut into 4-foot lengths and weigh under 50 pounds.
- Place the cut end of tree branches towards the street.
- Bulky household items such as sofas, chairs, lamps, and mattresses may only be placed on Monday evenings after 6:00 pm for Tuesday morning pickup.
- Construction and demolition debris will NOT be collected at the curb and you must dispose of it elsewhere.
- Examples of items that will NOT be picked up include fencing, boards, toilets, sinks, countertops, flooring, cabinetry, doors, windows, light fixtures, sheetrock, insulation, roofing, concrete, asphalt, rock, dirt, bricks, sand, A/C systems, pool materials/parts, and other construction materials.
- Service providers should take construction and demolition debris with them for disposal off site.
- Homeowners may haul construction and demolition debris to the Hunter Ferrell Landfill at 110 E. hunter Ferrell Rd., Irving, TX 75060. Homeowners who present latest city water bill and drivers license with matching address will not be charged disposal fees.
- AFTER CALLING the city at 972-721-2232, up to 5 gallons of motor oil may be placed on the curb on Tuesday morning before 7:00 am. Call between 8:00 am and 10:00 am on Tuesday.
- Do NOT place batteries on the curb. For battery disposal, call Chemical Collection in Dallas at 214-553-1765
- The City of Irving has announced that they are evaluating solid waste services and that additional changes will occur in late 2023.
